Costs, inflation put property demand at risk

The property market will continue to be challenged by inflation, higher development costs, and rising interest rates in the second half, which will take a toll on housing demand, says residential developer Frasers Property Home (Thailand).

Saenphin Sukhee, chief executive of the company, said Thailand's inflation rate of 7.6%, the highest level in 13 years, would lead to stricter criteria for mortgage lending.

"The Russia-Ukraine war has caused higher development costs with a year-on-year increase of 17% in fuel prices and 25% in steel prices. They have had a 10% impact on housing development costs," he said.

Due to these negative factors, home purchasing power is set to drop as consumers face surging costs of living while their income is frozen by the economic situation.

Mr Saenphin said housing demand had shifted to low-rise homes, which made up 68% of the total last year, up from 64% and 48% in 2020 and 2019, respectively, while condo demand dropped to 32%, from 36% and 52% in 2020 and 2019, respectively.

"According to those changes, residential supply also shifted towards single detached houses and duplex houses from townhouses," Mr Saenphin said. "Units priced 10 million baht and over were on the rise as demand from lower-income earners slowed."

He said an increase in interest rates in the second half would have an impact on home purchasing power as every one percentage point increase translates to an 8% rise in monthly mortgage instalments.

Chatchai Sirilai, president of state-owned Government Housing Bank (GHB), said an increase in interest rates in the second half of the year was unlikely to worry homebuyers as the new rates would still be lower than in the past.

Thailand Plans $37 Billion Smart City to Support Industrial Hub

 Thailand is planning to build a $37 billion smart city in an industrial hub near Bangkok that’s already drawn billions of dollars of investment pledges from global automotive, robotics, healthcare and logistics companies.

A master-plan to build the city in Huai Yai subdistrict of Chonburi province, some 160 kilometers (99 miles) southeast of Bangkok, was approved by a panel chaired by Prime Minister Prayuth Chan-Ocha on Monday. The yet-to-be-named city will be spread over 14,619 rais (2,340 hectares) of land and will cost 1.34 trillion baht ($37 billion) over the next 10 years, officials said.

The project will comprise five business centers for companies to rent as commercial areas, Kanit Sangsubhan, secretary-general of the Eastern Economic Corridor, told reporters. These will include a hub to house regional headquarters of firms, a financial center, and areas for precision medicine, international research and development, and future industries such as clean energy and 5G technology, he said.

The residential quarter of the new city will be designed to accommodate 350,000 people by 2032, and generate 200,000 direct jobs, Kanit said. Residents will be mostly those employed in the industrial area, which is set to draw investments of about 2.2 trillion baht over the next 5 years, he said.

“The new city will be livable for the new generation of people as well as operate as business centers” Kanit said. “We created this new project to compensate for the income Thailand lost during the pandemic.”

The new city with its business centers can add an estimated 2 trillion baht to Thailand’s gross domestic product within 10 years, and the value of assets after a 50-year concession period will see a fivefold jump, the government said in a statement.

Prayuth’s government has touted the Eastern Economic Corridor, a development project whose goals include urbanization, spurring advanced industries and adding infrastructure, to bolster the nation’s pace of economic growth that lags behind neighbors such as Indonesia and Vietnam.

The Eastern Economic Corridor comprises three provinces that historically have been the country’s manufacturing hub and currently contributes as much as one-fifth of the Thai economy. Its output is growing 6%-7% each year, faster than the rest of the country, according to officials. (Bloomberg)

Thailand lures wealthy foreigners with land ownership offer

Subject to cabinet approval, foreign nationals will be permitted to own up to 0.16 hectares from September, providing they can invest US$1.09 millionCountry has long been a popular expat destination for investment, retirement and starting small businesses, but foreign land ownership has been restricted.

Thailand will for allow foreigners to fully own land for residential use, a government official said, seeking to boost its economy by attracting a million new big-spending residents from overseas.

Subject to cabinet approval, foreign nationals will be permitted to own up to 1 rai (0.16 hectares) from September, providing they can invest 40 million baht (US$1.09 million) in Thai property, securities or funds over the three years, said government spokesman Thanakorn Wangboonkongchana.

The government is keen to attract more skilled workers and retirees and the proposal would include some tax benefits and a 10-year visa.

 

 

The scheme, which would be reviewed after five years, aims to add one trillion baht (US$27.25 billion) to the economy, and boost investments by 800 billion baht, Thanakorn said.

The government expects the economy to grow 3.5 per cent this year and reach pre-pandemic levels in 2023.

Saint Louis Hospital The St. Louis Hospital in Bangkok was opened by Archbishop Louis Vey, the Head of the Roman Catholic Mission in Siam, on 15th September 1898. Central General Hospital Established in 1992, the Central General Hospital operates under the slogan "Friendly Hospitality & Good Health for All".
